TO VIEW THE HOUSE:<br />

Real estate agents must physically attend the showing. Before that, they'll need to call or text listing agent and provide a picture of their ID.<br />

All potential residents must personally visit the house. If you decide to move in, you'll be required to pay the first month's rent, security deposit, and a $30.00 monthly fee for pet owners. There may also be a fee for the neighborhood association.<br />

APPLYING TO LIVE HERE:<br />

To apply, there's a $60 fee for each adult.<br />

You need a credit score of at least 600, and your credit report should be free of negative remarks.<br />

Your monthly income should be more than 2.5 times the rent.<br />

We conduct a thorough background check.<br />

Unfortunately, we cannot accept co-signers, ITIN, or CPN.<br />
<br />
You'll need to provide your last three months of bank statements and your last three pay stubs, W2, tax returns, or retirement accounts.<br />
<br />
We'll contact your employer and previous landlord to ensure everything checks out.<br />
<br />
Lease terms are limited to a maximum of 12 months.<br />

WHEN APPLYING:<br />

Complete the online application thoroughly; incomplete applications will not be processed.<br />
<br />
The $60 application fee is non-refundable.<br />
<br />
It may take up to 5 business days for us to review your application.<br />
<br />
Please make payments using approved methods; cash, checks, or money orders are not accepted.<br />
<br />
To maintain safety and compliance with regulations, cohabitation is not allowed.<br />
<br />
IF APPROVED:<br />
<br />
You'll need to pay all move-in funds immediately after written approval—first month's rent, any partial month prorations, security deposit, and a one-time fee.<br />
<br />
If applicable, you'll also need to pay any neighborhood association fees.<br />
<br />
The lease agreement will be prepared for signatures after 3 business days of payment.<br />
<br />
Upon moving in, you're responsible for setting up utilities in your name.<br />
<br />
Tenant insurance is mandatory before moving in. |
