Notes: Maple Shade Car Dealership: The building is a Pole Barn built by Little Construction from Burlington County, New Jersey. He only built the shell itself, the owner acted as the general contractor to build the building out. The building itself is great quality with a 30 year shingled roof, an insulation package and interior liner package. There is 8~ batts of insulation in the walls and 16~ blown into the ceiling. The building was built as an owner user with no expense spared. Below are a lot of the upgrades to the building. The interior Floor is 8~ of 5000 lb black colored concrete with rebar and metal wire mesh. The concrete in front of the building is also 8~ with wire mesh. It was done knowing we would have heavy trucks parked on it. The parking lot was constructed with 4~ of DGA that was rolled and compressed, 4~ of base asphalt and 3~ of top coat. The building was designed with a retention pond that has a colvert with a 12~ pipe direct to the storm drain on Haverford Ave. at the property line. All of the water and sewer pipe underground are new. We used schedule 80 ~ 4~ pvc sewer pipe and 1~ rubber water pipe. Both run from Haverford Ave. The parking lot has light poles installed all the way around with the ones in the front updated with LED floor lights. The poles are equipped with receptacles for charging cars. There are also lights installed on the building, both flood and lights over the entrance doors. There is a large lighted sign at the end of the parking lot that is lit by florescent tubes on the interior. The building was piped with water, air and electric on all sides of the building both inside and outside. There are an excessive amount of receptacles on every wall on the interior. There are 220 receptacles on all walls on the interior of the building for welders. All of the electric was installed in metal pipe hung on uni strut mounted on the interior liner of the building. There is NO wire in the walls. All wiring is accessible through junction boxes. There are 4 timers for the exterior lighting and sign. There is water piped to each wall both hot and cold with multiple shutoffs. There is air piped to every wall of the building both inside and out, hooked up to a large industrial 2 stage compressor. There is a 200 AMP extremely large panel with room for expansion. There is a handicap bathroom which is ADA approved. There are industrial insulated overhead doors installed on 3 bays. The middle door is 10~ wide by 14~ high for big trucks. There are 2 natural gas hot air hung heaters in the shop. You only need to use one heater at a time. Because of the insulation and doors, very little heat is required. There is a heater and air conditioner in the wall for the office. That also has a lot of insulation and doesn~t require a lot of heat or air conditioning. The building is equipped with cable T V and internet though Comcast. No other service provider is available. The building has a 40 gallon gas hot water heater. There are 3 electric above ground lifts. They are commercial grade. The above ground oil tank in the front corner is for storage of used oil until it is pumped out monthly. The fire inspection is done yearly and up to date. There is a considerable amount of storage on top of the office. There is a burglar alarm system through out the building. The Mercantile license, Dealer License and Banking License are all current. The office is equipped with a large tube floor safe installed in concrete with rebar. The lot will hold 55 cars comfortably. There is a dumpster pad enclosed with fencing. There are 6~ steel poles covered in PVC on both sides of the overhead doors to prevent anyone hitting the building. There is a big mail box for drop off of keys.
